VA loans:

Another tried and true long term financing tool still around and worth consideration. VA loans provide financing up to 100% of the sales price/appraised value. The only VA related fee is the funding fee which can be added to the loan amount. Disabled veterans are exempt from the funding fee. VA loans have NO monthly mortgage insurance.
